Here's to another Friday and another weekend of Open Houses for you to come see! These are the homes that we have open this Sunday:

Lee has an A-frame home in Murray open from 1-3 pm with a treehouse feel and a private Master bedroom and spa, which provides balconies off the front and rear of the home.

Lee also has a mint condition, good as new 3 bedroom home in Hamlin open from 2-4 pm, with a new kitchen, new windows, and a backyard big enough for the kids to run around in. The price on this home has recently been reduced.

Mark has a move-in ready, open floor plan home in Kendall open from 1-3 pm, with a large eat-in kitchen and a beautiful master suite.

Mark also has an impressive open floor plan home in Gates open from 1-3 pm, with upgrades galore, vaulted ceilings, and a fully fenced-in backyard.

Mark & Kim  have homes in a new Sweden development available to suit your needs. This Kendrick home, open from 1-3 pm has 3 bedrooms, 2 full baths, and and open concept kitchen, with additional options for a 2nd floor living space.

Kim also has a newly listed, updated home in Rochester open from 1-3 pm, with 2 bedrooms, new carpets and windows, and a 2 car garage. Plus, it's within walking distance of Charlotte Beach. This would make a very nice first home.

With all of these opportunities, we hope to see you at at least one of our open homes this Sunday!

If  you're looking for something not quite pictured here, feel free to browse at the other homes the Nothnagle Home Team has listed on their web pages [Lee, Mark & Kim]. And as always, we'd love to speak with you on the phone or by e-mail regarding your sale or purchase. Have a wonderful weekend!

Advice from our Parents

As we're all getting older, we're realizing that maybe our parents were right about a few things. Certainly they were wrong about some, but they were right a lot too, weren't they?

from here

That's why today, we want your input. The Home Team Nothnagle Realtors want to know what good advice your parents gave you about buying a house. Maybe it was a comment in passing, or maybe they helped you through the whole process of buying your first home. We'd love to hear every piece of advice they gave you that really helped you get your feet on the ground as a homeowner.

Because who knows? Maybe we'll be helping our children into their first home sooner than we think.

2013 Is the Year for Competitive House Buying

A recent article by Andrea Coombes in the Wall Street Journal says that lately, the housing market has been a competitive place for home buyers. With bidding wars, buyers willing to pay cash, and the tendency for buyers to go over their budgets to get what they want, it's difficult to be a polite buyer and still get what you want.

Coombes says "The number of homes for sale fell to a 13-year low in January, leaving would-be buyers chasing a shrinking supply of homes just before the spring selling season". A 6 month supply of homes for sale is normal [meaning it would take 6 months to sell off the inventory at the current pace], but currently, there is about a 4.8 month supply. This means that competition for the attractive properties is fierce.

Thankfully, there are strategies to help the process go smoother. There are tips such as staying calm, not spending more than you can actually afford, bringing a large down payment, being nice to the seller, and lastly, finding a good realtor. This is where the Nothnagle Home Team comes in. If you're interested in buying [or selling] a home this spring, call or e-mail the Nothngale Home Team today.

Wood Deck: Cost vs. Value

It is still the middle of February and there are piles of snow on every Rochester corner, but Punxsutawney Phil said that spring is coming early this year. You homeowners know what that means: time to start thinking about home maintenance projects.

Whether you're planning on staying in your home for a few more years or fixing it up to move out this summer, a good-looking exterior serves to boost your curb appeal and add value to your house. According to House Logic, there are many ways to freshen up your home's exterior, but one of the most valuable is a wood deck.

A deck increases your living space and is a nice way to enjoy the spring weather when it comes around. A simple pressure-treated wood deck is a manageable Do-It-Yourself project, and it only requires a good cleaning and sealing once a year to keep it in top shape.

Professionally built, a wood deck will cost you $9, 327 (national average cost), but doing it yourself can save you up to 50% of that cost. The national average value at resale is $7, 213, giving you a 77.3% recoup on your professionally built investment, and over 100% recoup if you built the deck yourself.

There's still time for snowmen and shoveling, but with spring just around the corner, it's time to start thinking about projects you're going to take on once it gets nicer. A wood deck will allow you to enjoy the sunshine when it gets here, and when it comes time to sell, you'll enjoy the return on your investment.
